Two contemporary spaces, one purpose.

The first floor of the Berkshire Sand comprises two individual spaces – both refurbished in 2023 – with a central feature island bar, offering the flexibility for it to be used as one large networking space or two smaller areas.

As the name suggests, the Paddock View – which is primarily used on racedays as a bar and popular public area – looks out across Newbury’s famous Parade Ring and external grounds from an impressive private balcony area.

The Long Room – another popular space on racedays – is a large and flexible space and likely to be perfect if you are looking for an exhibition space or a meeting setting.

These spaces have easy access to track side lawn areas which are ideal for team building activities.

With purpose built catering area and feature island bar, this space works well for networking-style catering while connecting rooms are suitable for small seminars or can be used as an event day office.

This space is perfect for small exhibitions, networking, team building and break out areas.
